im Ryan Ulrich with Grabaer Roofing, I want to tell you how we have helped realtors make more money for themselves by using pre-listing inspections with our company. So typically in the sales process of  home, you would have an inspection and most of the time what people have done at that point is they find out there is damage to the property, roof, siding, gutters or things like that and then were on a time crunch because the closing is in a couple of weeks and you don't have the time to do everything. Also if you do it this way, you've already locked yourself into a price on the home, so if you do go back and fix it, it's not raising the property value for your person, the seller but for the buyer and so what we do with the realtors that we work with is doing pre-listing  inspections and it has drastically changed how they've started using this in their system. They call us out and say hey I have a property I'm about to list can you go check it out and we will check the entire permitter of your roof, siding, gutters, downspouts, soffit , facia, ventilations and really anything that could be damaged by a storm. If there is no damages, great. We'll give you a full photo report with your inspection telling you there are no damages and we'll send it over to you and that way when it comes time for closing and they almost inevitably tell you to get the roof checked and you can say hey I've already done it, here is a full report and then have the proof saying is is fine and there are no damages. Now, if there is damage, if you do this beforehand, we can work with your insurance company to go through and get a new roof, siding, gutters or whatever is damaged and work with them to get this covered. Then, when we do the work its like were giving a face-lift to the home so you can go through, get more money while raising the property value, list it appropriately and then everyone is happy. So, we would really like to discussing pre-listing inspections for you or your company and get these set up so you can be more precise in the selling of a home, make yourself more money and make your clients more money, making you the hero!!
